AET BRINGS NEW LIFE TO KIRBY STREET
 When
relaxing at D&D London on Kirby Street, it’s hard to imagine that
the building was once a tired 1960s office block. However, an
installation of Advanced Ergonomic Technologies’ (AET) Flexible
Space Concept, incorporating Hiross underfloor air conditioning has
helped a regeneration project to transform the once drab building
into the contemporary 26,000 sq ft commercial development we see
today.
The redevelopment of the Kirby Street building was a major project,
involving extensions to the basement, ground and first floors, as
well as the construction of a double level atrium within the
building’s courtyard. Designed by architects Buckley Gray Yeoman,
the project required careful consideration when it came to the
specification of air conditioning. The comprehensive expansion plans
and additional floorspace incorporated at roof level presented the
consulting engineers, Ernest Griffiths, with the issue of a
reduction in ceiling void, meaning that housing conventional air
conditioning was impractical. An underfloor system was, therefore,
the natural choice.
Architects and consulting engineers are becoming increasingly
attracted by the flexible nature of underfloor air conditioning and
the viability it brings to building refurbishment projects. As Glan
Blake Thomas, managing director at AET explains, the Flexible Space
System is a particularly sustainable option:
“Unlike conventional air conditioning systems, with Hiross, there’s
no need for a large ceiling void. Instead the system is located
within raised access flooring areas measuring only 250mm, which
enables a much more practical retro-fit. With city centre
construction space at a premium, a refurbishment is often the more
economical option and the adaptability of the Hiross system makes
this possible.”
AET’s Flexible Space Concept is perfectly suited to fast-changing
commercial environments of multi-tenanted developments. It utilises
the plenum under a raised access floor as a duct in itself with the
building divided into a number of zones depending on the potential
use and occupancy density of the area. Each zone is supplied with
chilled or warmed air by a conditioned air module (CAM). The
underfloor void is divided into supply and return air channels using
easily relocatable, airtight baffles. Supply air is drawn up into
the occupied space by fan assisted terminal units (FTU450), which
are recessed into the floor, plugged into an underfloor power source
and are connected by data cabling for intelligent control. These fan
tile units feature individual controls to provide variable speed and
temperature adjustment for maximum user comfort. Air travels back to
the CAM via return grilles located over the return channel for
re-conditioning and is mixed with fresh air at that point to achieve
high standards of indoor air quality.
“The conventional approach to air conditioning simply doesn’t bring
the adaptability of the Flexible Space Concept – it’s just not as
practical. Aside from removing the need for a large ceiling void,
housing the air conditioning under the floor, with air flow
controlled through moveable fan tile units is also hugely beneficial
when it comes to problems of office churn associated with
multi-tenant developments. Since they are not restricted by duct or
pipe connections, the fan tiles can be moved within minutes,
allowing maximum tenant flexibility,.” adds Glan.
